Dubai Real Estate Set to Surpass $40 Billion in Summer 2025 Transactions

Dubai’s real estate market is gearing up for a record-breaking summer, with transaction volumes projected to exceed $40 billion (AED 150–160 billion) between June and August 2025. According to a report by Elite Merit Real Estate LLC, this would represent a 25–30% increase compared to Summer 2024, which recorded just over $33 billion.

The report highlighted that in Q1 2025 alone, Dubai recorded AED 142.7 billion ($38.9 billion) in real estate transactions — a 22% year-on-year increase. This strong start signals a high-performing summer season ahead.

Key Market Drivers

The main force behind this surge is the maturing development pipeline. Projects launched in 2023–2024 are nearing completion, prompting investors to act before post-completion price hikes take effect. Notably:

  • 63% of all transactions are now off-plan, up from 54% in 2024.

  • Demand remains strong despite limited supply.

  • Apartments are forecasted to appreciate by 6–9% annually.

  • Villas may see a 7–10% price rise.

  • Arjan and JVC off-plan properties may deliver 15–25% capital gains by handover.

Summer Buying Opportunities

Historically, Q3 has been quieter due to seasonal travel, but that trend is shifting. Developers are using this period to offer:

  • Summer-only incentives

  • Flexible post-handover payment plans

  • Mid-luxury inventory at below-peak prices

“Summer 2025 offers a compelling value window that we expect will close quickly by Q4,” said Elkhan Salikhov, CEO of Elite Merit Real Estate. “We’re seeing a convergence of factors—pricing still below peak, soft summer inventory pressure, and upcoming project handovers—creating an ideal moment for experienced buyers.”

Investor Outlook

Improved macroeconomic conditions, continued price growth, and off-plan buyer confidence have made Summer 2025 what many are calling a rare investment window in Dubai real estate.

With returns, incentives, and limited supply all aligning, experts believe this season could be a defining moment for domestic and international investors alike.
