According to the latest data released, Indian property investors took the lead as the primary buyers of real estate in Dubai in 2023, surpassing Russians. British and Russian buyers secured the second and third positions, marking a shift from the 2022 scenario where Russians, British, and Indians held the top three spots in the local real estate market.

The surge in high net worth individuals and expatriate workers in the emirate drove both villa and apartment prices in Dubai to record highs last year, propelled by unprecedented demand in 2022 and 2023. Foreign investors, enticed by substantial capital and rental returns, injected billions of dirhams into the real estate sector.

In 2023, average sales prices of villas in Dubai’s prime communities rose by 15 to 30 percent, with popular expat areas like Arabian Ranches (up 25%), Dubai Hills Estate (up 29%), and Jumeirah Village Triangle (up 29%) experiencing notable increases due to limited inventory. Exceptions included Jumeirah Golf Estates, where the average sales price slightly decreased by 1%, and Palm Jumeirah, where frond villas saw a remarkable 74% increase.

Apartment costs also surged, with average sales prices in sought-after Dubai communities generally rising by 8–20%. Downtown Dubai (17%), Dubai Hills Estate (21%), and Jumeirah Golf Estates (21%) were among the well-performing areas.

Luxury Link Properties reported a significant increase in buyers from Turkey, Egypt, Lebanon, and Pakistan, highlighting Dubai’s continued status as a global hub for geopolitical and economic stability. Egyptians claimed the fourth spot among the top ten investors, preceding Lebanese, Italians, Pakistanis, Emiratis, French, and Turkish investors.

Interestingly, Dubai, followed by the US, emerged as the preferred destination for Indian investors seeking overseas real estate.
